Flex spaces were all the rage in the 1970s and 1980s… but not so much today. Everything changes in life and real estate. In the middle of the most prosperous county in Pennsylvania (Chester County), Advanced GeoServices was called on to help remake these outdated buildings into Class A office space. Our civil and landscape architecture design team addressed the challenges of incorporating today’s Best Management Practices into a 40-year old stormwater system and enlarging it with the use of underground basins for stormwater quality and rate control. In addition there were grading challenges with the conversion of former loading areas that were four feet below the buildings’ finished floor elevations into parking areas with ADA-compliant access into the building. Building exteriors were updated and the new office campus will provide amenities such as a fitness center and cafe for employees, an outdoor plaza for gathering and eating, as well as new landscaping and site lighting such as are expected in today’s market. The project is now under construction and slated for completion in the fall of 2016.
